Every year around this time, I start hearing the same question from homeowners:
“Did I miss the spring market?”
Usually, the question comes from someone who was thinking about selling earlier in the year but got busy, wanted to finish a few projects around the house, or simply wasn’t ready to make a move.
By late June, many homeowners assume they should wait until next spring.
The good news?
That’s usually not necessary.
While spring gets most of the attention, summer remains one of the busiest times of year for real estate activity in San Antonio. Families are trying to move before the school year starts, military families are still navigating PCS season, and many buyers who began their search in the spring are still actively looking for the right home.
If you’ve been thinking about selling, summer may still be an excellent opportunity.
The Spring Market Gets the Headlines
There’s no question that spring is traditionally a busy season for real estate.
The weather is pleasant, school is winding down, and many homeowners choose to list their properties between March and May.
Because of that, spring often gets labeled as the “best” time to sell.
But many sellers take that message a step further and assume:
“If I didn’t list in spring, I missed my chance.”
That’s where the misconception begins.
The reality is that real estate activity doesn’t suddenly stop when summer arrives.
In fact, summer remains one of the most active periods of the year for buyers and sellers in San Antonio.

Looking at San Antonio MLS data from the past three years, that’s not what happens.
In fact, pending sales activity in spring 2026 was running ahead of the previous three years, suggesting buyers remain active as we move into the summer market.
While pending sales typically peak during the spring market, buyer activity remains relatively strong throughout the summer months. In fact, the most significant slowdown consistently occurs later in the year as we move into the fall and holiday season.
The chart below shows monthly pending sales from 2023 through 2025. Notice that while activity softens somewhat after spring, summer remains an active period for buyers across all three years.

Families Are Racing the School Calendar
For many families, timing has less to do with the weather and more to do with the school calendar.
Moving during the summer allows families to:
- Get settled before the first day of school
- Establish new routines
- Minimize disruption for children
- Avoid changing schools mid-year
As summer progresses, many of these buyers become increasingly motivated because they are working against a deadline.
That urgency can create opportunities for sellers.
PCS Season Brings Additional Buyer Activity
One factor that makes San Antonio unique is the influence of Joint Base San Antonio.
Every summer, military families are relocating into and out of the area as part of the PCS cycle.
Whether a seller is military-affiliated or not, this seasonal movement creates additional real estate activity across the market.
Many incoming military families are operating under strict timelines and need to secure housing before reporting to their next assignment.
That demand doesn’t disappear simply because the calendar flips from spring to summer.
Serious Buyers Are Still Looking
One thing I often tell sellers is that summer buyers tend to be highly motivated.
The casual browsers may come and go.
The serious buyers remain.
Many buyers have already spent weeks or months searching for a home.
They’ve attended open houses.
They’ve watched homes come and go.
They’ve lost out on properties they wanted.
By summer, many are ready to make a decision.
That’s good news for sellers who bring a well-prepared home to market.
Summer Isn’t a Shortcut
Here’s the part that matters most.
Summer can be a great time to sell.
But summer is not a strategy.
If your plan is to overprice your home and hope the market does the heavy lifting, summer won’t save you.
The same fundamentals that matter in spring still matter in summer:

- Thoughtful preparation before listing
Today’s buyers have choices.
Homes that are clean, well-maintained, and priced appropriately continue to attract attention.
Homes that are overpriced or poorly prepared often sit longer and require price reductions.
The season doesn’t change that reality.
What Summer Sellers Should Focus On

Address deferred maintenance, declutter, freshen landscaping, and make sure your home shows well both online and in person.

Inventory levels are higher than they were a few years ago. Knowing how your home compares to other active listings is critical.
Have a Plan
